You do not need tools for any of it:

• Watch a full cycle once a month. Stand inside, open the door, and listen. Note anything new.
• Wipe the photo eye lenses. A dry cloth, ten seconds, twice a year.
• Test the auto-reverse. Lay a 2×4 flat under the door and close it. The door should touch the wood and reverse. If it does not, stop using the door and call.
• Keep the tracks clean, not greasy. Wipe them. Lubricant belongs on rollers and hinges, never inside the track.
• Check the bottom seal each fall. Press it with your thumb. Brittle rubber means water and cold air are already getting in.
