It usually still works, right up until the morning it doesn’t.

Our technicians follow the same order every time, because skipping a step is how you miss the thing that matters.

• Balance test. We pull the release cord, lift the door halfway by hand, and let go. A balanced door stays put. A door that drops or shoots up is telling you the spring tension is wrong, and your opener has been covering for it.
• Rollers and hinges. Nylon rollers with worn bearings grind. Steel rollers with flat spots chatter in the track. We spin each one and replace what drags.
• Cables and drums. Frayed cable is a safety problem, not a maintenance item. If a strand has popped, we say so before it snaps.
• Track alignment. We check plumb on the vertical track and look for gaps where the roller wanders.
• Safety reverse. We lay a two-by-four flat under the door and close it. If the door does not reverse on contact, the opener needs adjustment.
• Photo eyes. We realign the sensors and clean the lenses. Half of the “my opener is broken” calls we take in Ruther Glen are a sensor knocked sideways.
• Lubrication. Lithium or silicone spray on hinges, rollers, bearings, and the spring itself. Never on the track. Grease in the track collects dirt and makes the problem worse.

• Wipe the photo eye lenses with a dry cloth. Check that both LEDs glow steady.
• Vacuum the tracks. Do not grease them.
• Spray the hinges and rollers with white lithium grease twice a year. Once when the pollen clears, once before the first freeze.
• Tighten the bolts on the door hinges with a socket wrench. Snug, not cranked down.
• Test the auto-reverse with a scrap of lumber every fall.

Leave the springs alone. Torsion springs hold enough stored energy to break a wrist, and there is no version of that repair that is worth a trip to the ER in Bowling Green.
